VALUATION QUESTIONS

How property valuations work.

How is my property valued?

We combine recent comparable sales data from RP Data with on-site assessment of your home’s condition, layout, location, and upgrades. The result is a written market appraisal — a realistic price range backed by current market evidence, not a guess.

Is the valuation free?

Yes, the market appraisal is complimentary and carries no obligation. We provide it because we believe informed sellers make better decisions, and many of our long-term clients started with a no-pressure valuation.

How long does it take to receive a valuation?

After your request, one of our team will arrange a 30–45 minute on-site visit at your convenience, usually within 48 hours. You receive the written report within 1–3 business days of that visit.

Is a market appraisal the same as a bank valuation?

No. A bank valuation is performed by an independent registered valuer for finance purposes and tends to be conservative. A market appraisal from a licensed agent reflects what your home will actually sell for in today’s market based on recent comparable sales and buyer demand.

How often should I get my property re-valued?

For owner-occupiers we suggest a refresh every 18–24 months, sooner if the market moves fast or you have made significant improvements. For investors, re-valuing annually helps you track equity growth and inform refinance or portfolio decisions.
